Deed-restricted affordable housing · Los Angeles County
We build up the community by keeping homes within reach.
M2 Power Holdings develops and holds homes protected by deed restrictions, so the people who teach, heal, build and serve in Los Angeles County can afford to live in the communities they hold together.

Our mission
Los Angeles County needs homes its own people can afford. We intend to provide them.
The Palisades and Eaton fires left thousands of families displaced, and the county's homelessness crisis was already severe before them. Rebuilding is not enough if the homes that come back are out of reach for the people who make a community run.
Deed restrictions change that. By writing affordability into the legal record of each property, M2 Power Holdings turns a one-time opportunity into a lasting community asset.
Our approach
Three commitments behind every property we take on.
Affordability that is written into the deed
A recorded restriction ties each home to income limits and resale terms, so affordability does not expire when the first owner moves on.
Homes built to be held, not flipped
As a holding company we plan around long-term ownership and stewardship of each property, drawing on our experience in renovation and property management.
Community first, always
We build for the teachers, nurses, tradespeople and families who keep a neighborhood running and should be able to live in it.
How it works
From the deed to the doorstep, in four steps.
We acquire and build
We secure land and homes in neighborhoods where working households are being priced out.
A deed restriction is recorded
The restriction sets who qualifies, what the home can be resold for, and how long the terms last.
Qualified households move in
Eligible buyers or renters get a stable home at a price tied to local incomes, not the speculative market.
The benefit carries forward
When a home changes hands, the same terms apply, so the next family gets the same opportunity.
Who we build for
The people who turn houses into communities.
- Teachers, nurses and first responders
- Tradespeople and small-business owners
- Families displaced by the Palisades and Eaton fires
- Young families ready for a first home
- Seniors who want to stay near family
- Neighbors exiting homelessness and youth aging out of foster care
Eligibility for each property is set by its deed restriction.
Why housing
We spent years preserving historic buildings. We realized a community is the people inside them.
ARTMERSE, our federal and local government contracting technology company, specializes in historic preservation, including creating 3D digital twins of sites like the Carter G. Woodson Home National Historic Site for the National Park Service.
While this work is rewarding, it also made it apparent that we couldn't preserve the sites without preserving and building communities.
Since communities are fundamentally the people who live and serve in them, we felt compelled to make housing more affordable for the people who turn houses into communities.

Questions
Plain answers about deed-restricted housing.
What is a deed-restricted home?
It is a home whose deed carries a legal covenant that limits who can buy it, often by household income, and how much it can be resold for. That covenant stays with the property across owners.
Who qualifies?
Eligibility is set by each property's restriction and is usually based on household income relative to the area median. We will publish specific criteria as our first properties are announced.
